    A Bold Vision

    For Luxury Living

In 2012, little-known then, Kingsford Development emerged as the winner when it submitted the highest of six bids for a residential development site at Hillview Rise in a government land sale (GLS). At a price tag of $243.2 million ($638 psf per plot ratio) for the land, Kingsford Development transformed it into the 512-unit Kingsford Hillview Peak, which was completed in 2016. That marked the developer’s maiden project in Singapore.

In the following year, in another GLS, Kingsford Development continued its winning feat by beating seven other developers to win not just one, but two 99-year leasehold residential sites at Upper Serangoon View. These 2 adjacent sites, valued at a total of $460.4 million ($522 psf ppr), were merged and developed into Kingsford Waterbay in November 2018, comprising 1,157 apartments, six strata terraced houses and two strata semi-detached houses fronting Sungei Serangoon.

Well known for their progress in technology, innovative construction methods  and efficient management of real estate development, these very qualities have since become the distinguishing hallmarks of Kingsford Development.

With its unique foresight and vision on the huge redevelopment potential and growth in Buona Vista / Queenstown region, Kingsford Huray Development Pte Ltd made an unprecedented en-bloc deal in 2017 that not only shook the property market but most importantly, seen as a property market game changer. Normanton Park, a 488-unit development located off Ayer Rajah Expressway was officially acquired by Kingsford Huray Development at S$830.1 million, the highest land rate (psf ppr) for a 99-year leasehold collective sale site.

Exuding with absolute confidence once again, Kingsford embarks on another new mission to rebuild and retain the rich heritage of Normanton Park by transforming this site into one of the most ambitious and beautiful condominiums Singapore has ever seen.

    Living In A Park

    Within A Park

Normanton Park sits on the former condo site of the same name. In terms of land size and the number of residential units, this project will be the biggest launch in District 5 Buona Vista / Queenstown and possibly, the Rest of Central Region (RCR), boasting 660,999sqf of land area or the equivalence of 9 football fields! What’s even more fascinating is the seamless merging with another 47-hectare mega lavish garden, Kent Ridge Park. Life in Normanton Park is truly living in a park within a park !

Fulfilling the demands of both local and international buyers is one of the main objectives of Normanton Park. Besides the amazing facilities and amenities at this development, all apartments are launched at attractive prices for homeowners desiring the upgraded features of a condominium. On top of that, there must be opportunities for long-term capital appreciation and rental yield for  investors.

The Most Luxurious Array Of Amenities

Every day can be a getaway when you are being embraced by over 100 lifestyle facilities across a wide range of recreation and relaxation options. Not only you can take a stroll at Amazon Valley after a hard day’s work but also enjoy a mindful moment at Zen Garden. Equally important for families and friends, you can gather for a wine-tasting  session or a hearty meal at Dining by The Woods. And for residents who appreciate pursuing a healthy lifestyle, you can sweat it out at Botanical Outdoor Fitness. In short, there is never a dull moment in Normanton Park. You can basically live life without stepping out of home.

Sits At The Epicentre Where Innovation Meets Nature

Nestled just right beside Kent Ridge Park and the Ayer Rajah Expressway (AYE), the Central Business District (CBD) and the shopping belts such as Orchard Road and Marina Bay are just minutes away by car. The neighbourhood surrounding Normanton Park is home to many MNC Headquarters at one-north, as well as top educational institutions at Dover Road. The National University of Singapore (NUS), Fairfield Methodist School (Primary) and CHIJ (Kellock) are just some of the many reputable schools, which are in close proximity. This is especially important for working parents with school-going children where travelling time can be drastically reduced.

    Soaring Condominium

    Innovative Design Meets Sky-High Living

Contrary to most high-rise condominiums, Normanton Park’s unique architectural designs focus mainly on its nine majestic 24-storey towers, which are strategically positioned to encircle several water bodies interspersed with lush landscaping. This thoughtful design not only ensures rewarding views of the development from within, but most importantly, it offers unmatched panoramic of the city skyline, lush surroundings and Southern Waterfront. Such breathtaking moments will definitely add another new level of memorable experience and joy to your stay. Normanton Park’s premium 1- to 5-bedroom units, penthouses and terrace houses feature impeccable quality and craftsmanship endorsed with BCA Quality Mark certification.

    Completion Of A Neighborhood

    The Queen Of Singapore’s Heartland

Blocks 45, 48 and 49 were the first housing blocks built by HDB after taking over from its predecessor Singapore Improvement Trust (SIT) in 1960. These old HDB dwellings on Stirling Road are still standing tall today, a tell-tale sign of Queenstown’s long history dated back to the British colonial days.

Queenstown, named after Queen Elizabeth II to mark her coronation, was developed as Singapore’s first satellite town in 1952, back when Singapore was still a British colony. This satellite residential town, situated on the south-westernmost fringe of the Central Region of Singapore, set the precedent to what we call a ‘heartland’ today. To create a complete heartland, the HDB pioneered a myriad of amenities for learning, entertainment, sports and health, thus giving birth to many “firsts” – the first technical school in 1956, Queenstown Public Library, Singapore’s first branch library; Queenstown Polyclinic, the first polyclinic in 1963; the first first vocational institute and flatted factory in 1965, Queenstown Sports Complex, the island’s first neighbourhood sports complex, and the first school for children with special needs in 1970.

Today, Queenstown is connected to the rest of Singapore via the Ayer Rajah Expressway (AYE), a major expressway connecting western Singapore to the Central Area. The subzones under Queenstown includes One North, Dover, National University Of Singapore, Singapore Polytechnic, Kent Ridge, Commonwealth, Queensway,Tanglin Halt, Mei Chin, Holland Drive, Margaret Drive, Ghim Moh, Port and Pasir Panjang 1 & 2.

Dover is commonly known to be an education hotspot, boasting some of the most well-regarded educational institutions and international schools in the city. It is also home to Singapore’s oldest university, the National University of Singapore (NUS), and its first polytechnic, Singapore Polytechnic.

Similarly, today one-north has grown to become an established regional and global centre for high technology and high-tech innovation. Multinational companies and heavyweights tech firms such as Grab, Razer and Shopee have since set up their headquarters here.

Even as Queenstown continues to advance, pockets of history are still evident at every corner of the estate. It is this mix of new character and old charm that attracts many to Queenstown. Today, Queenstown remains as one of the highly sought-after district for many home-seekers and investors, as it continues to live up to its name as the queen of estates.
