In 2012, little-known then, Kingsford Development emerged as the winner when it submitted the highest of six bids for a residential development site at Hillview Rise in a government land sale (GLS). At a price tag of $243.2 million ($638 psf per plot ratio) for the land, Kingsford Development transformed it into the 512-unit Kingsford Hillview Peak, which was completed in 2016. That marked the developer’s maiden project in Singapore.
In the following year, in another GLS, Kingsford Development continued its winning feat by beating seven other developers to win not just one, but two 99-year leasehold residential sites at Upper Serangoon View. These 2 adjacent sites, valued at a total of $460.4 million ($522 psf ppr), were merged and developed into Kingsford Waterbay in November 2018, comprising 1,157 apartments, six strata terraced houses and two strata semi-detached houses fronting Sungei Serangoon.

Blocks 45, 48 and 49 were the first housing blocks built by HDB after taking over from its predecessor Singapore Improvement Trust (SIT) in 1960. These old HDB dwellings on Stirling Road are still standing tall today, a tell-tale sign of Queenstown’s long history dated back to the British colonial days.
