Normanton Park will be part of the Greater Southern Waterfront area to be developed by the government within the next decade. We can expect exciting waterfront living, as well as valuable commercial developments in the near future.


According to URA Master Plan For Greater Southern Waterfront, this waterfront area will stretch from Gardens by the Bay to Pasir Panjang, spanning 30km of the southern coastline and about 2,000ha of land for potential redevelopment. This land which is almost 6 times that of Marina Bay, represents huge, untapped growth. Development of the area is slated to take place in the next 5 to 10 years.

Just looking at the Keppel Club site alone, there are already plans to develop up to 9,000 private and public residential homes. To support future residential population in this precinct, new amenities such as malls, markets, schools, community clubs and  recreational facilities are likely to be planned. Such amenities also favour today’s workforce which prefers the convenience of having facilities and amenities near to their work place. We can rest assured that Singapore Government will be actively adding more office and business spaces to create more jobs to support this increase in population within the Greater Southern Waterfront. Such bold plans will attract more high-profile brands and talents to setup operations here. The waterfront will be a commercial node which could court several big companies such as Google, Cisco and Unilever, which already have offices near Labrador Park. Such huge transformation will only be positive for Normanton Park condo as over time, an even wider pool of office tenants will be looking to relocate there.


When Normanton Park condominium T.O.P in December 2023, the Greater Southern Waterfront project should be underway by then. From a price angle, there is potential for Normanton Park to enjoy a price lift when new residential projects are launched for sale at the waterfront. With expected price hike in future residential developments in this prime District 5, Normanton Park condo owners enjoyed “first-mover” advantage and capital appreciation when they collect their keys to their new homes.


When the extension of the Circle Line completes in 2025, 3 additional new stations will further boost the connectivity of the GSW to the rest of the island. These 3 new stations will be added to link Harbourfront station to Marina Bay station, thus completing the Circle Line loop which joins the downtown financial district to Paya Lebar, Serangoon, Bishan, Bukit Timah, Holland Village, one-north and Pasir Panjang.
